Initial consultation
We learn your lot, timeline, budget and financing, and walk you through how building on your lot works — no pressure, just a clear picture.
Free lot walk & estimated range
We walk your property at no cost, looking at access, topography, drainage and utilities, and give you a rough estimated price range so you know where you stand before you commit to anything.
Pre-Construction Agreement & design
A Pre-Construction Agreement gets the design process underway: final floor plan, engineering, survey and soil testing, selections, and a detailed budget. This is also when you start the lending process, so your financing moves forward alongside the design.
Final proposal
With design and selections complete, you receive your final proposal and agreement: a guaranteed contract price built from the detailed budget, with everything included spelled out.
Loan closing & pre-construction meeting
Your lender finalizes the construction loan, and we hold a pre-construction meeting to lock in plans, selections and schedule.
Permitting & site prep
We handle permits and any HOA approvals, then clear, grade and bring temporary utilities to your site.
Construction
Foundation, framing and the full build — with inspections along the way and a pre-drywall walkthrough before the walls close.
Interior finishing
Drywall, trim, cabinetry, paint, flooring and lighting — the details that turn a house into your home.
Final walk-through & move-in
A full walkthrough and home orientation, a documented punch list, closing, and the keys in your hand.
Warranty & follow-up
A 30-day touch-up visit and your limited home warranty — we stand behind our work.
