Out west, the challenge is usually rock. Limestone close to the surface affects how the foundation is dug and formed, how the lot drains, and what kind of septic system the site can take. Shallow, rocky soil often calls for an aerobic system instead of a standard one. We look at all of that on the lot walk so it's in your estimated range from the start.
Slope is the other big one. A hillside lot can give you the view, but it changes the grading, the foundation and the driveway. We engineer every foundation for the site instead of pouring a standard spec.
Most Hill Country acreage is outside city limits, so there's usually no building permit, but septic approval is required and some lots need a driveway or floodplain permit. Inside Lampasas, Burnet, Bertram or San Saba city limits, the city's permits and inspections apply.

No, but it changes the foundation, drainage and septic work. We look at it on the free lot walk and build it into the estimated range.
Will I need an aerobic septic system?
Often, on shallow rocky soil. The septic design is based on a site evaluation, and we coordinate the design, approval and installation.
