Temple, Belton and Salado each have their own feel, and the ground changes as you move across the county. Much of Temple sits on Blackland Prairie clay that swells when it's wet and shrinks when it's dry. Toward Belton, Salado and the lakes, you'll often find limestone close to the surface. That's why we engineer every foundation for the lot it sits on instead of pouring a one-size-fits-all slab.
Where your lot sits also changes the paperwork. Inside Temple, Belton or Salado city limits, the build goes through that city's permits and inspections. Out in unincorporated Bell County, there's usually no county building permit, but you'll still need septic approval if there's no sewer line, and possibly a driveway or culvert permit and a floodplain review near creeks like Salado Creek or the Leon River. We sort all of that out before anything gets priced.

Do you build inside Temple, Belton and Salado city limits, and out in the county?
Yes. Inside city limits we pull that city's building permits and schedule its inspections. In unincorporated Bell County we handle the septic, driveway and any floodplain approvals the lot needs.
